November 2026 Monthly Meeting – The Tax Benefits of Real Estate Investing: Building Wealth Beyond Cash Flow

When evaluating a real estate investment, most investors focus on cash flow and appreciation. But there's a third benefit that often gets overlooked: tax savings!

Join us for the November meeting of the Coastal Carolina Real Estate Investors Association (CCREIA) as we welcome Tony Spirakis, CPA, of Spirakis, CPA, PLLC, for an informative discussion on how the tax advantages of real estate can help investors maximize returns, make smarter investment decisions, and build long-term wealth.

Topics We'll Cover

  1. The Three Benefits of Real Estate Investing

  • Cash flow, property appreciation, and the often-overlooked tax benefits

  • How depreciation can create paper losses even when your rental property is generating positive cash flow

  • Why factoring tax savings into your investment analysis can change the numbers

  • How cost segregation studies can accelerate depreciation and potentially increase tax savings

  1. What Happens When You Sell?

  • Understanding capital gains taxes and depreciation recapture

  • How different types of gains are taxed

  • Why it's important to understand the tax implications before selling an investment property

  1. Building Generational Wealth Through Real Estate

  • What happens to your property's tax basis when you pass away

  • Understanding the step-up in basis and clearing up common misconceptions

  • How this powerful tax provision can help preserve wealth for future generations

Tony will use a real estate investment example throughout the presentation to show how these tax considerations affect your investment from purchase through sale or inheritance. His goal is to provide practical, actionable information you can actually use—not just another presentation full of tax jargon!
